CANDIDATE PROFILE The Senior Director New Build & Transition will be responsible for the operational development for new build hotels and renovation coordination in Middle East & Africa. There will be overall responsibility for operational planning including all pre-opening activities leading up to the opening of new hotels and conversion projects. Throughout the development of projects, the role will serve as the main operational contact for Owners, Developers and Regional Leadership. In coordination with Global Design, Finance and Asset management, the Senior Director will help to determine opening dates. Education and Experience 4-year degree from an accredited university in Business Administration, Hotel and Restaurant Management, or relatedMinimum 8 years’ experience in the business, management operations at the property or corporate level. CORE WORK ACTIVITIES: Key Tasks: Determines and programs all operational requirements in new build hotel projects.Project leadership and primary contact for new builds and conversions.Directs pre-opening GMs and project teams during pre-opening phase of projects.Determines and agrees opening dates with hotel ownership and property teams.Manages the handover requirements for new builds and conversions and ensures that all conditions to open the hotel have been satisfied prior to opening.Initiates GM start dates for new build hotels based on agreed opening dates with ownership.GM project immersions for new hotels.Hosts bi-weekly calls with GMs to review pre-opening activity progress, red flags items, priority needs’ and support requirements.Develops Excom immersions, critical path introductions and monitoring plans.Reviews training plans, hiring schedules, identifies task force requirements, brand programing for operations, initiates snagging process for handover.Leads the due diligence process and execution strategy for all assigned conversion opportunities.Oversees and directs the conversion activities for operations and coordinates the execution of all related "PIP" (Project Improvement Plans) items. Responsible for confirming with the Divisional Asset Management team that all facilities of the hotel reflect the facilities noted in the management agreement.Approves all front and back of house plans related to operations and staffing during concept and schematic design phases of new build projects. Incorrect planning will have an adverse effect on hotel efficiency thus impacting service delivery, labor cost and potentially staff morale.Co-approves model rooms with DC&E lead for new projects, focus on operational points that may impact housekeeping, guests experience and future capital expenditure.Operating Supplies & Equipment for all NB&T projects. Requires frequent and detailed discussions with Owners and consultants due to multi-million dollar investment required. It is very important to establish correct PAR levels and equipment requirements to ensure that the team has sufficient equipment to operate effectively. Managing Projects, Initiatives and Priorities: Develops specific goals and plans to prioritize, organize, and accomplish work for self and direct reports.Provides direction and assistance to other teams regarding projects. Ie F&B concepts, equipment and OS&E budgets, office requirements, front and back of house planning, staff accommodation, transportation strategy, pre-opening budgets, turnover of the hotel, power of attorney, insurances, third party operated areas and day-to-day queries with regards to opening. Interacts frequently with outside consultants working on behalf of ownership on project specific work. In addition, there is a lot of interaction with Owner representatives and Asset Managers regarding project timings, pre-opening costs and opening dates negotiations.Works with direct reports and peers to develop and implement strategies and goals.
