Dubai -Primary Duties And Responsibilities Profitability & Growth Manage for value of PM Function to the company. Revenues and Cost-Management of PM Function in accordance with agreed strategy and PM business plan. Manage the bidding & negotiating process for new PM projects. Manage the PM contractual negotiations. Quality Management Leading role in developing and refining policies and procedures re delivery of PM services. Ensure people and processes are able to deliver quality as per KAIZEN standards. Conduct regular Quality Control. Drive continuous improvement and innovation of delivery of all PM services. Processes, Tools & Systems Leading Role in choice, implementation and maintenance of PM tools, processes and systems. Lead PM into Tech. Drive continuous improvement in PTS of PM. Ensure that processes and procedures are used properly. Administration & Reporting Progress towards annual/monthly business plan targets. Key performance indicators of PM Contracts. Performance related to Staffing plans and Staffing Issues. Performance related to PM Quality Projects & Progress. Human Resources Management Implement people management strategy as per annual PM business plan. Ensure adherence to KAIZEN Culture and & Values by PM staff. Provide PM staff development plans. Monitoring of PM Staff performance. Conduct staff appraisals and propose PM Staff Incentive Structures to COO/ Board function. Recruitment and Redundancy of PM staff as per HR policy. Provide regular training and workshops for PM staff Risk & Regulatory Management (Including HSE, Insurances Regulations, etc.) Setting the PM HSE Policies and plans. Monitoring Compliance with relevant policies, regulations & certifications. Ensure HSE Trainings. Ensures that HSE processes and procedures are being followed. Define and implement relevant Insurance plans. Ensure security of digital systems. Ensure healthy working environment of people Customer Service Management & Communication Ensure a proper CRM system is in place and used with client relationship & sales progress details. Ensure complaints process and system in place with follow up and resolution procedures. Service Provider Management Develop and maintain relationships with Service Providers. Negotiate contracts with SPs within company policies and guidelines. Manage delivery of services as per SP contracts. Property Inspection Conduct site inspections and create corresponding reports. Ensure sites are maintained to the best possible standards. Ensures cleaning standards are at best level. Ensure security is controlling safety standards at site. Recommend and implement improvements on site. Ensures all snags and defects are rectified. Site and building walkthrough by an MEP engineers, and other specialty evaluations as needed or requested such as elevators, HVAC, roofing, etc. Non-destructive material testing can be conducted if required, with lab tests and results included in the Property Inspection report. Job Requirements Bachelor& degree in Business Administration. Five years experience in Property Management Outstanding verbal and written skills, and experience working with staff on all levels. The Role Reporting directly to the Chief Financial Officer you will be responsible for all aspects of financial accounting and reporting for the regional entity. You will provide complete, accurate and timely information to support management decision-making and maximize the company's profitability. Principal Duties & Responsibilities: Lead the month-end and year-end closing activities as per policies and procedures, maintain, and reconcile General Ledger accounts ensuring quality and efficiency in the deliverables. Oversee the day to day accounting processes, and effective management of the payables, receivables and the chart of accounts ensuring that proper books of accounts are maintained for effective financial control in accord with corporate standards and local statutory requirements. Issue reinsurance statements to insurance companies and HQ on monthly and quarterly basis in order to provide information on premiums earned and claims incurred and ensure adherence to reinsurance company policies and corporate guidelines. Create new standard operating procedures for the shared service centre across all processes, clearly identifying key controls in the process. Ensure monthly cashflow forecasts are updated for next three months with intercompany balances settled on a timely basis and communicate surplus or deficit funds to leadership team. Supervise customer billing, credit clearance and collection procedures to ensure adherence with established financial policies and support effective cash flow management. Motivate subordinates and identify opportunities for continuous improvement of financial and accounting operations and systems, processes and practices taking into account automation, international leading practices, improvement of business processes, cost reduction and productivity improvement. Ensure compliance to all relevant quality, health, safety and environmental management procedures and controls across the department to guarantee employee safety, compliance, delivery of high-quality products/ service and a responsible environmental attitude. Key decisions having significant impact on the Finance function are referred to the Head of Finance for approval before implementation. The Candidate Minimum Qualifications: Bachelor's degree in Accounting or Finance Fully qualified accountant (CPA/CMA or equivalent). Minimum Experience: 5 years' accounting & financial reporting experience in a financial services organisation.
