Dubai -The Key role, which is a new position in the business, will lead the sales activities for the business, reporting to the DirectorResponsibilitiesSales and business development activities to the top fit-out and architecture consultantsTrack projects where there will be the option to work as a supplier and / or contractor.Utilize an existing network and contacts to generate inquiries as well as opportunities for proposals and tenders.Manage the tenders and proposals for new business opportunities.Responsible for managing the full sales and marketing process for the business.PRIMARY DUTIES AND RESPONSIBILITIES: · To provide leadership and to establish and maintain effective and harmonious working relationships with all those involved in the project, particularly with the Owner and the Consultant / Architect· To coordinate the functions of the estimating, scheduling, purchasing, accounting and operations departments as they relate to the progress and completion of the project under his direction· To have a complete and thorough knowledge and understanding of the Contract Documents, the General Contract and the Subcontracts· To see that all drawings and specifications are examined, prior to beginning construction, for design deficiencies, impractical details and possible code violations, and through a meeting with the design team, bring them to a resolution.· To insure that requisitions for subcontracts and purchase orders are prepared and submitted on a timely basis· To see that the Project Schedule, incorporating dates and times for Owner decisions, availability of design information, procurement of materials and subcontracts, lead times for fabrication, and field installation, is established and maintained· To see that the prescribed quality control measures are implemented and maintained throughout the life of the project.· To organize and train the on-site staff to the requirements of the project, and to assure that those individuals whose functions require the knowledge and understanding of certain documents and procedures, receive and understand that information· To assure that each individual understands his/her own responsibilities of those whom he/she is working· To utilize skills to run multiple projects as efficiently as possible· To establish and maintain organisation administrative procedure as they relate to the project. More specifically this requires· -Preparation of the project schedule.· -Review the project plans and specifications and comment on the design, scheduling, possible cost savings measures and potential construction problems.· Assist estimator in preparation of project budget· Assist in assembling the job site office and equipment requirements.· Have confidence in own ability to intelligently communicate with design team/client as well as effectively lead the trades.· Expedite all shop drawings and approvals· Monitor and maintain the project construction schedule on a weekly basis.· Raise and discuss relevant issues at the job site meetings. Prepare & issue minutes of all site meetings· Expedite all CCN & CO (change order) costs. Maintain current CO logs.· Monitor site safety and ensure that the requirements of the Occupational Health and Safety Act are enforced.· Ensure completion of and track all independent testing and inspections as required.· Issue monthly progress draws and invoicing to consultant and client including final hold backs.· Maintain and enforce good construction standards and quality control.· Maintain control and responsibility for the security and operation of organisation directly owned equipment on the job site in conjunction with site staff.· Control and monitor labour, material and equipment expenses.· Prepare monthly cost forecasting summaries.· Ensure that “as-‐built” drawings are prepared on an ongoing basis by all trades during the construction period and issue final close-‐outs to consultant/owner accordingly.· Ensure all required municipal inspections are performed.· Prepare and expedite project deficiency lists.OCCASIONAL DUTIES: · Applications for Payment to the Owner are properly submitted, payment is promptly received and funds are properly disbursed· Management is informed as to the progress of the project, its financial status and current Owner-Co Consultant /Architect relations· Requirements pertinent to insurance, safety, labor relations and State or Federal government wage or employment regulations are met· Reporting and forecasting of cost through a cost value reconciliation format is achieved on an accurate and timely basis· Ensure that additional project costs are submitted and accounted for in a timely manner· Contribute to the Company’s Corporate Social Responsibility initiatives.Job Type: Full-timeExperience:sales: 6 years (Preferred)
