Dubai -Play Your Part This position is to manage all Leasing activities in the Business Unit by working in close relation with the Asset Management company responsible for leasing. They also perform duties as Secretary for the Business Unit’s Leasing Committee, manage and negotiate contracts and lease agreements and is the main contact for tenant communication. Additionally, they facilitate training, provide feedback and guidance to team members, prepare budgets, investigate and analyse financial- and guest/tenant feedback statements and data while leading and motivating direct reports and other team members by praise and/or coaching where applicable. This position will work in close relation with the Manager – Finance, Manager - Events, Manager - Marketing and the Head- Commercial to achieve the Business Unit’s objectives. Main Duties: Achieve leasing objectives and targets set by Riverland Management and monitor regularly to ensure all objectives are achieved. Lease vacant space according to leasing plan / schedule in accordance with the relevant time frames set out Managing and /or oversee new/existing projects in line with approved strategies Manages all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages. Prepare weekly and monthly reports on the status and performance of leasing activities. Create tenant profiles and accurate databases for each tenant category so as to facilitate information retrieval and ensure a proper follow-up. Conduct presentations and site visits for prospective tenants in order to promote Riverland as a retail destination Lead negotiation and closure of leasing transactions. This involves a complete and detailed knowledge of the leasing contract Work with the tenant coordination team in transitioning from executed contracts through to the handover of tenant spaces and commencement of fit out. Responsible for settings up, monitoring and tracking line staffs related KPI’s, monitoring performance against plan and initiating remedial actions in case of discrepancy between actual and expected performance. Develop a database of qualified leads through referrals, telephone canvassing, face to face, cold calling, direct mail, email, and networking. Are You a Star? Play Your Part In this role you will be a part of a shift team operating within the engineering department your role is to carry out safe and effective engineering maintenance and statutory inspection of all amusement devices, associated equipment, park motor vehicles, mechanised plant and ride buildings via the application of a planned preventative maintenance approach with the aim of maximising ride and equipment availability and safety in operation. Main Duties: - As part of a shift team to work as an operational engineer carrying out, planned preventative maintenance, unplanned maintenance, ride start up procedures and safety checks. To ensure that attractions are handed over to the operation in line with park opening times. - To attend ride breakdowns in a timely manner and to ensure that work is completed safely, efficiently and in line with departmental procedures (SSOW). - To carry a radio to enable communication between colleagues and customer department representatives as appropriate. - To assist the department's managerial team and charge hands as and when required in order to fulfil the department's KPI's, objectives and function. - To ensure written documentation relating to pre-opening checks and maintenance works are accurate to reflect changes in procedure. To ensure that you complete PPM documentation in a timely manner in line with department procedures. - During the low season period you will carry out Annual Strip and Annual Maintenance programme in order to facilitate PPM and a thorough annual inspection of all attractions by an external body, all in order to obtain a Non Objection Certificate (NOC) to the agreed deadlines. - To have an active role in the development of the annual strip down plan. - To undertake additional responsibility as directed by the department management team following appropriate instruction/training. - To maintain and keep in good condition the tool's provided to enable professional and competent completion of maintenance tasks. - To develop professional and considerate relationships with both internal customer departments and external suppliers and consultants. Requirements Are You a Star?
